Property restoration in Italy is not to be taken on lightly. Costs are certainly cheaper than in the UK but, unless you are on site for a significant amount of time or have somebody you can really trust managing the restoration, the whole project can turn into a nightmare.

Consider the following when thinking about property renovation/restoration in Italy

• Do not be tempted to cut corners by avoiding the "official" routes and documentation. They may seem time consuming and it may seem like the locals do not bother with them themselves but it is too risky to ignore them. Italy is a bureaucratic country and you cut corners at your peril.
• Insist on written quotations for all major restoration and renovation work and make sure you have invoices and receipts.
• Get your restoration plans draw up properly using an architect. Alternatively you can consider the services of a "geometra" who is a cross between and architect and a surveyor.
• Consider appointing a manager to oversee the work being done and make him responsible for hiring the builders etc. Your contract will then be with one person. This is particularly advisible if you do not live in italy or cannot travel frequently to visit your renovation/restoration project. It will cost you more but should save you time and hassle.
